Access statement for Kale Pot Cottage

Introduction

Kale Pot Cottage is a converted 18th Century barn. It is secluded and on its own in our paddock in Newtondale, yet only 100 metres from a stone forest drive. It has stunning views along Newtondale, with a backdrop of forest and wildlife as neighbours. We have attempted to give you as much information as you may need, but please contact us for more details. We look forward to welcoming you to Kale Pot!

  • The nearest bus stop is in Lockton, 5 miles away
  • The nearest train station is Levisham (on NY Moors Steam railway) 1.7miles away. Nearest mainline station is Malton, 18 miles away

  • Nearest shops are Thornton-Ie-Dale village or Pickering Market Town 10 miles away
  • Nearest taxi service, petrol station, vet or surgery is Pickering, 10 miles away

Arrival and Car Parking Facilities

  • There is ample private car parking space immediately in front of the cottage
  • The car parking area is slightly sloping and roadstone surfaced. The approach is a stone road through grassed paddock
  • We meet and greet all our guests to assist with parking/unloading if required
  • There is covered storage for cycles
  • There is a first floor entrance to the living area of the cottage, accessed by external stone steps with handrail, and alternative ground floor access

Main Entrance

  • There is ground floor access to the cottage – to bedrooms and bathrooms, and stairs to first floor lounge, kitchen and dining area
  • Alternatively the lounge, kitchen, dining area can be accessed via external stone steps to glazed right hinged wooden door
  • All of the ground floor corridor areas are natural stone floored .
  • There is external lighting at ground and first floor levels
  • All guests are given an introduction which at least includes the location of electrical trips, fire fighting equipment, telephone and access points
  • Main entrance door is traditional solid wood, left hinged with small step
  • Entrance hallway has three stone steps halfway along it
  • Stairs to first floor are wooden, have turn half way up, and handrails

Dining Room and Lounge

  • Lounge is open plan with dining and kitchen areas accessed through opening1.75m wide
  • The floors throughout are natural pine with rugs
  • The lounge has two three seat sofas and a single pouffee.

Although centrally heated throughout there is a wood burning stove in the lounge. Furniture comprises well stocked bookcase, nest of three occasional tables, table with lamp, uplighter, low sideboard with games and jigsaws enclosed.

  • All of the pictures and ornaments are individual, many are original art or limited edition prints
  • Dining area has table and six chairs, additional occasional wicker chair, cupboard for glasses and crockery, and table lamp
  • There is a smoke alarm fitted in the lounge ceiling
  • There is a CO2 detector in the stairwell

Kitchen

Kitchen is situated adjacent to the dining area

  • Modern wood effect standard height laminate surfaces, stainless steel one and a half bowl sink with Victorian style pillar taps
  • Four ceramic hob electric cooker with full sized fan assisted oven, plus microwave
  • There is an extractor fan in the cooking area
  • Evenly lit kitchen with additional LED lighting over work surface
  • Fully equipped with pans, cutlery and cooking utensils
  • Full size under worktop fridge with freezer compartment
  • Dish washing machine
  • Natural pine floor
  • Fire blanket on wall next to window

Laundry

  • Front loading washer/dryer is situated in utility area on ground floor, adjacent to main door
  • Iron, ironing board, clothes airer are all provided
  • There is an outside rotary clothes dryer
  • There is a small freezer

Leisure / Outdoor Facilities

There is a covered cycle storage area, with facility to lock cycles
An outside pressure hose is provided for cycle washing
There is a boot box for storage of walking kit
There is a walled barbecue area, furniture and parasol
There is access to three acres of (sloplng) paddock ‘

Bedrooms

  • There is a smoke alarm situated in the corridor between bedrooms
  • Bedroom one has a double bed, bedside cabinets, wardrobe, dressing table, hairdryer and stool
  • Bedroom has ensuite access to main bathroom
  • Bedroom two has two single beds, with option of third single bed if required, bedside cabinets, hairdryer, wardrobe and stool
  • Bedroom two has a wetroom
  • All bedroom floors are natural pine boarded, with sheepskin rugs
  • Towels, sheets, duvet covers and pillow cases are cotton
  • Bedrooms are on the ground floor

Bathroom, Shower Room & WC (Ensuite or shared)

  • Main bathroom doubles as ensuite for double bedroom
  • There are three steps down from the bedroom to the bathroom
  • Flooring is glazed ceramic tiling
  • Walls are fully tiled in white, with contrasting pencil line tiles and small motifs
  • Doors are natural pine, cottage style
  • There is an extractor fan in both bathrooms
  • Bath is standard size, with shower over and glass screen
  • Shower is thermostatically controlled
  • There is a standard height toilet and basin in both bathrooms

  • There is no mobile ‘phone signal at or around Kale Pot Cottage, a land line telephone is provided

  • Kale Pot Cottage is situated within an SSSI (Site of Special Scientific Interest), within the North York Moors National Park and surrounded by Forestry Commission forests
